Big things are happening in Mayberry! With El Paso County’s final approval of the revised overall Village Sketch Plan—an initiative that has been in process for several years—and the related permit approvals, combined with substantial funding secured by our Metro Districts (dependent on this approval), our community is entering an exciting new phase of growth and enhancement that will allow the majority of the entrance including parks to be built.
This summer promises to be one to remember for both current residents and future homeowners alike.

What's Coming This Summer
Get ready to enjoy new recreational features, community amenities, and neighborhood upgrades. Here's what you can expect:
Launching in May:
Garden Park – A brand-new dog park designed just for our four-legged friends to play and socialize. This project is scheduled to begin in May and be completed in July.
Cattlemen Run Trail – A scenic walking trail, perfect for strolls, jogs, or simply enjoying the fresh air, is also scheduled to be completed before the end of June
Coming in July:
Griffith Park – An enhanced park space ideal for family outings and neighborly gatherings will begin in July and be significantly completed before winter, with final completion in early 2026.
Disc Golf Course – A fun and interactive new feature offering outdoor entertainment for all ages to begin in June and be completed in August.
Community Enhancements in Progress
New Townhome Development – We're expanding housing options in Mayberry with modern, thoughtfully designed townhomes that will provide housing entrances fronting Mayberry Drive, Village Main Street, and Marketplace Drive, with access to the garages from the interior of the first floor.
Pickleball Park and Concession – Get ready for some friendly competition at Pickleball Park, which will feature twelve dedicated courts for one of America’s fastest-growing sports. Designed to bring together all age groups and skill levels, the courts are set to be completed by mid-2026.

Landscaping and Fencing Updates (We have heard you)
Spring brings growth—and not just in our parks! At Mayberry Communities, we’ve taken a careful approach to ensure that all community fences are built and stained to a consistently high standard. While this commitment to long-term quality control has raised some concerns as the pace of sales slowed, we’ve remained firm in upholding these standards.
We understand the frustration some homeowners have expressed about delays and have developed a plan we hope will be well-received. We aim to construct as much of each fence as possible, excluding areas adjacent to future excavation needed for vacant lot landscaping. Front yard landscaping and fencing installations are scheduled to begin across the community on June 1st and will continue through August. Here's the projected schedule:
Landscaping Schedule:
June 1st – Garden Park (South of Village Main)
June 18th – Blanket Flower & Atchison (South of Village Main)
July 10th – Atchison Way & Galveston Terrace
July 15th – Cattlemen Run
August 4th – Atchison (North of Village Main)
Fencing Updates:
Week of 6/2 – Temporary fencing will be offered for residents with an adjacent vacant lot.
Week of 6/2 – Fencing will start for Atchison Way and Galveston Terrace (North of Village Main).
We will continue to share updates throughout the summer as landscaping and development progress.
